1. Business takeover (key money) agreement:
   Key money amount of 2,000,000 THB.

2. Lease agreement:
   Rent paid 2 months in advance + 1 month security deposit,
   After signing Agreement No. 1, the tenant may immediately start renovating/decorating the shop, with a 2-month rent-free period.
   However, the rent payment must be made on the day of signing Agreement No. 2.
